Storage
1. So long as all fees are paid up to date, Customer: (a) is licensed to store Goods in the Unit allocated to Customer by Store Secure from time to time and only in that Unit; (b) is deemed to have knowledge of the Goods in the Unit; and (c) warrants that it is the owner of the Goods in the Unit and/or entitled at law to deal with them in accordance with all aspects of this Agreement as agent for the owner.
2. Store Secure: (a) does not have and will not be deemed to have knowledge of the Goods; (b) is not a bailee or a custodian nor a warehouseman of the Goods and Customer acknowledges that Store Secure does not take possession of the Goods; (c) does not grant any lease or tenancy of the Unit; and (d) provides unit sizes that are approximate and there may be small variations in your unit size and dimensions from those described. In signing this contract you agree to the actual size of the unit you use and not any represented unit size.
Cost
3. Customer is responsible to pay: (a) the Storage Fee payable in advance on the first day of each storage period (Due Date) and it is Customer's responsibility to see that payment is made directly to Store Secure on time and in full throughout the period of storage; (b) a Cleaning Fee, to be invoiced at Store Secure's discretion; (c) any costs incurred by Store Secure in collecting late or unpaid Storage Fees, or in enforcing this Agreement in any way; and (d) any government taxes or charges (including any value added tax) levied on any supplies made under this Agreement.
Default – right to sell or dispose of goods
4. Store Secure takes the issue of prompt payment very seriously and has a right of lien. If any sum owing to Store Secure is not paid when due, Customer authorises Store Secure without further notice to: (a) refuse access to the Goods, the Unit and the Facility and lock the Unit until the amount due and all related fees (Debt) have been paid in full; (b) enter the Unit and inspect and/or remove the Goods to another unit or site and charge Customer for all reasonable costs; and (c) apply additional charges against the Debt and, if insufficient to clear it in full, ultimately sell or dispose of some or all of the Goods.
5. On expiry or termination of this Agreement, if Customer fails to remove all Goods from the Unit, Store Secure is authorised to treat the Goods as abandoned and may sell or dispose of all Goods. Customer is liable for Storage Fees for the period from abandonment to the sale or disposal of the Goods.
6. Before Store Secure sells or disposes of the Goods, it will give Customer notice in writing directing Customer to pay or collect the Goods. If Customer fails to pay the Debt and/or collect the Goods within one month of this notice, Store Secure will begin the process to sell or dispose of the Goods, for the best price reasonably available in the open market.
7. Sale proceeds will be applied first against the cost of removal and sale of Goods and second to pay the Debt. If sale proceeds do not discharge these, Customer must pay the balance within 7 days of written demand. If proceeds exceed the amount due, Store Secure will hold the balance for Customer but no interest will accrue on it.
8. If a defaulting Customer's Goods are not saleable, fail to sell, or are not of sufficient value to warrant the expense of sale, Customer authorises Store Secure to treat the Goods as abandoned and dispose of them at Customer's cost. Store Secure may dispose of Goods severely damaged by fire, flood or other event, or dangerous to persons or property, sending Notice within 7 days.
9. Any items left unattended in common areas or outside the Customer's Unit may at Store Secure's discretion be moved, sold or disposed of immediately with no liability to Store Secure.

Store Secure may require proof of identity and refuse access to any person unable to produce satisfactory proof.
12. Store Secure may refuse access to the Unit and/or the Facility where monies are owing, or if Store Secure considers the safety or security of any person, unit or goods on the Facility will be put at risk.

Customer authorises Store Secure and its agents to enter the Unit and break any lock if reasonably necessary: (a) on not less than 7 days' notice to inspect or carry out repairs; (b) without prior notice in an emergency, to prevent injury or damage, where prohibited goods are suspected, where obliged by law or authority, or to exercise Store Secure's lien or power of sale.

Customers must not block any entrance, car parking space or access. Those doing so incur a fee of at least £75 and may have their contract terminated with immediate effect.
20. This Agreement does not confer any right to exclusive possession of the Unit and Store Secure reserves the right to relocate Customer to another Unit not smaller than the current one (a) by giving 14 days' notice, or (b) on shorter notice if an incident requires the Unit or section to be closed. Store Secure will pay reasonable removal costs if approved in writing in advance.
21. The Customer must ensure the Unit is suitable for the Goods and is advised to inspect it before and during storage. Store Secure makes no warranty that any unit is suitable for any particular goods.

27. Customer will compensate Store Secure for the full amount of all claims, liabilities, demands, damages, costs and expenses resulting from or incidental to (a) the use of the Unit; (b) breach of this Agreement by Customer or its Agents; or (c) enforcement of any of the terms of this Agreement.
28. Customer agrees to comply with this Agreement and all relevant laws applicable to the use of the Unit, including laws relating to the material stored and the manner of storage. Liability for any breach rests absolutely with Customer.
29. If Store Secure believes Customer is not complying with relevant laws, it may take any action it believes necessary, including contacting and cooperating with the relevant authorities and/or disposing of or removing the Goods at Customer's expense.
30. Store Secure shall have no liability for any delay or failure in performance due to circumstances outside its reasonable control, including any Act of God, riot, strike, accident, fire, flood, power or internet failure, terrorism, environmental or health emergency, or seizure of Goods by competent authorities.

Please read the above conditions carefully. By accepting the terms and conditions you will be bound by them.
Additional terms – vehicle, trailer & caravan storage only
This section is an amendment to the standard self storage agreement above. Except for the amendments set out here, all terms and conditions of the Standard Agreement continue to have full force and effect. In relation to the Vehicle, “Unit” refers to the space allocated for storage of the Vehicle and “Goods” refers to the Vehicle and its contents.
This amendment applies to the motorcar, motorbike, boat, caravan, motorhome or other motorised vehicle (Vehicle) that we agree to store in or around our Facility and outside of a self-storage unit. We agree to provide the Service so long as you are paying for the Unit and the Service, and we are a temporary bailee of the Vehicle for so long as we provide the Service.
Conditions prior to storage
You are responsible for ensuring the following conditions are met prior to storage of the Vehicle:
- all removable gas bottles must be removed and must not be left anywhere at the Facility;
- all non-removable gas bottles must be switched off and left with minimal gas in the tank;
- all windows and doors must be securely locked;
- all accessories, personal effects, valuables and tool kits must be removed;
- any onboard water tanks and toilets must be drained;
- all food and perishable items must be removed;
- all batteries must be disconnected, where possible, and fuel drained if storage will exceed 30 days.
You must only park in the Unit allocated to you and may not park an alternative or replacement Vehicle without our written consent. No other party may use your Unit. No trading is permitted and the Vehicle must not be advertised for sale while in the Facility without our written permission. The Vehicle must not be inhabited during storage, and no repairs may be carried out at the Facility without our written permission. The Vehicle must be kept clean, mechanically sound and in good condition.
We do not insure the Vehicle or its contents; it must remain adequately insured at all times. Any items left in the Vehicle are left at your sole risk. Our liability for loss or damage is limited to negligence only, up to a maximum of £100 for any one event or series of connected events. We exclude all liability for loss or damage caused by vermin infestation or by other vehicle owners. If the Vehicle appears abandoned or is not collected following termination, we may arrange sale or disposal and recover a disposal fee of £500 plus any costs. This amendment is governed by English law.
